Getting a manufactured home inspection is a good practice whether you’re buying or selling a home in San Diego or simply maintaining your current home. An inspection can give you a better understanding of the home’s current condition before making a major investment, planning repairs, or addressing ongoing maintenance needs.

Even when a home appears to be well maintained, there may be issues that aren’t immediately visible during a typical walkthrough. Mold Tests For Manufactured Homes

When you schedule your home inspection, or while our inspectors are at the property, you can add mold testing to your home inspection or schedule a standalone mold inspection. Mold testing is performed using a swab test or tape lift for visible mold growth, and atmospheric air-quality testing to detect airborne mold spores. Our inspectors look for signs of mold during every inspection; however, they cannot officially identify a substance as mold until a sample has been analyzed and confirmed by a laboratory. The laboratory report will indicate whether mold is present, identify the type(s) of mold found, and provide information about the quantity or level of mold detected.

How Is a Manufactured Home Inspection Different From a Regular Home Inspection?

Our certified inspectors will visually evaluate the home, and you will still receive an inspection report within 24 hours, however the difference is in what we look for during the inspection. Manufactured homes are built off-site and installed on a foundation or support system. Because manufactured homes are built and installed differently from traditional site-built homes, there are additional considerations when evaluating them. A manufactured home inspection may pay particular attention to areas such as the home's support system, anchoring, installation, accessible areas underneath the home, exterior connections, and manufactured-home-specific components. The age, construction, location, and installation of the home can also affect what our inspectors look for.
