When booking your inspection, please include the property type, square footage, and year built. While every home is inspected thoroughly, these details help our inspectors identify areas that may require closer attention, as building practices and materials have evolved over time. Single-Family Homes are standalone houses designed for one household. A home inspection here covers the entire structure—from roof to foundation—including major systems like plumbing, electrical, HVAC, and exterior features.
Condos & Townhomes share walls or common areas with other units, inspections still focus on the interior systems and components of the specific unit. Inspectors may also note visible issues in shared spaces, though those are typically managed by an HOA.
New Construction Inspections are performed on newly built homes before the buyer moves in. Even brand-new properties can have defects, so the inspection ensures everything was built correctly and meets quality and safety standards.
11-Month Builder Warranty Inspections take place just before a new home’s one-year builder warranty expires. This gives homeowners a chance to identify and report any defects or issues that the builder is still obligated to fix.
Multi-Unit Properties include duplexes, triplexes, or apartment buildings. Inspections evaluate each unit along with shared systems like roofing, plumbing lines, and electrical setups, which is especially important for investors or landlords.
Accessory Dwelling Units (ADUs) are secondary living spaces on a property, such as guest houses or garage conversions. Inspections ensure these units meet safety standards and have properly installed utilities, especially if they’re rented out.
Manufactured Homes are factory-built and then installed on-site. Inspections focus on structural integrity, foundation anchoring, utility connections, and compliance with housing standards specific to manufactured construction.

Sewer lateral inspections (sewer scope)
