El Niño 2026-2027: What San Diego homeowners should have inspected before the rain

NOAA's Climate Prediction Center is projecting a 97% chance of a very strong El Niño between November 2026 and January 2027, with over 90% odds it could be the strongest event since 1950. For San Diego, that translates to a projected 30% or more above-normal rainfall, with peak flooding and landslide risk from December through March.


The City of San Diego has already launched an El Niño preparation campaign and doubled its storm-channel maintenance program.


So here's the situation: a potentially historic rain event is heading for a county where only a fraction of storm channels are sized for extreme events, where decades of dry weather have let homeowners forget what water does to a building, and where some of the most common construction details (stucco exteriors, hillside grading, aging sewer lines, flat roofs) are exactly the ones that fail when water shows up in volume.


If you own a home in San Diego, the time to find out whether your house is ready is before the first atmospheric river hits, not after you're standing in your living room watching water pool on the floor.


This is the inspection checklist. Not the "buy sandbags" checklist (though do that too). The one that catches the problems no one sees until they're expensive.


Your roof is about to get its first real test in years


San Diego gets so little rain that roof problems can go undetected for years. A cracked tile, a deteriorated flashing seal, a membrane that's been quietly failing since 2019. None of it matters when it doesn't rain. All of it matters when it rains for three days straight.


Before the wet season starts, have an inspector evaluate the roofing material condition (cracked, curling, or missing materials), flashing around every penetration (vents, pipes, skylights, chimneys), gutter condition and attachment (gutters that pull away from the fascia overflow instead of draining), downspout discharge points (water should discharge well away from the foundation, not right next to it), and flat roof drainage (scuppers, drains, and membrane condition).

Grading and drainage: where most El Niño damage starts


Water follows gravity. It doesn't care about your landscaping plan. If the soil around your foundation slopes toward the house instead of away, every rainstorm sends water directly against the foundation walls, into the crawl space, or under the slab.


Grading issues are one of the most common and most overlooked findings during home inspections. In dry weather, bad grading is invisible. During an El Niño winter, it causes flooding, foundation moisture, crawl-space standing water, and the kind of hidden damage that shows up as mold months later.


Have an inspector check the grading slope around the entire perimeter of the house. Soil should slope away from the foundation. Downspouts should discharge at least 4 to 6 feet from the foundation (or connect to a drainage system that carries water away). Hardscape (patios, walkways, driveways) should drain away from the house, not toward it. French drains, catch basins, and area drains should be clear and functional.

Here's something most homeowners don't think about during rain preparation: your sewer lateral. When the ground saturates during heavy rain, groundwater can infiltrate cracked or deteriorated sewer pipes through joints, cracks, and root entry points. This is called infiltration, and it can overwhelm the pipe's capacity and cause backups into the home.


For homes with cast iron or clay sewer lines (common in properties built before the late 1970s), a sewer scope inspection before the wet season reveals cracks, root intrusion, bellies, and other conditions that become much worse when the water table rises. A line that drains adequately during dry months can back up during sustained rain.


Stucco: the exterior that looks fine until it isn't


Stucco is everywhere in San Diego, and it handles the dry climate well. The problem is that stucco damage from cracked sealant, missing kick-out flashing, or buried weep screeds is invisible when it doesn't rain. During a heavy rain event, every crack and gap becomes a water entry point.


Before the wet season, check (or have an inspector check) sealant condition around every window and door, weep screed clearance at the base of walls (soil and mulch should not be touching or covering the weep screed), kick-out flashing at wall-to-roof transitions, and cracking patterns (especially around openings and at material transitions).

Crawl spaces and foundations: where water collects


Crawl spaces in San Diego homes are often the forgotten space. Homeowners don't think about them until something goes wrong. During an El Niño winter, crawl spaces can accumulate standing water from poor grading, rising groundwater, or plumbing leaks that saturate the soil beneath the home.


Have an inspector check for standing water or signs of past water intrusion, vapor barrier condition (if present), ventilation adequacy, visible moisture on framing or insulation, plumbing condition (supply lines, drain lines, water heater connections), and signs of wood deterioration or pest activity.


Foundation walls should be checked for cracks, staining patterns, and efflorescence (white mineral deposits that indicate moisture migrating through concrete). Properties with retaining walls should have the wall drainage evaluated, because a retaining wall without functional drainage behind it can fail under the hydrostatic pressure that builds during sustained rain.


Windows, doors, and exterior penetrations


Every opening in the building envelope is a potential water entry point during heavy rain, especially when wind drives rain horizontally against the walls.


Check sealant and weatherstripping around windows and doors. Look for staining below window sills on the interior (which indicates past water intrusion at that opening). Verify that exterior penetrations (electrical outlets, hose bibs, light fixtures, vent covers) are properly sealed.


And check sliding door tracks for drainage function, because a track that fills with water and overflows into the home is one of the most common El Niño damage scenarios in San Diego.


Hillside and canyon properties: the highest risk category


If your home is on a slope, above or below a canyon, or adjacent to a hillside, El Niño rain presents an elevated set of concerns. Saturated soil on slopes can lose stability. Retaining walls can fail under hydrostatic pressure when the drainage behind them is blocked or inadequate. And erosion can undermine foundations, driveways, and utility connections.

An inspector evaluating hillside properties checks retaining wall condition and drainage, slope stability indicators (leaning walls, cracking in slabs or walkways, soil movement around foundations), drainage paths that direct water around rather than under the structure, and erosion patterns that suggest previous water flow problems.

But flood damage generally requires separate flood insurance, which is available through the National Flood Insurance Program (NFIP) or private carriers. If your property is in a flood-prone area (check FEMA's flood map service), and you don't have flood coverage, the time to get it is now. There's typically a 30-day waiting period before flood insurance takes effect.
