Before, During, & After the Inspection

What should I do to prepare my home for my home inspection?

Preparing your home before a home inspection helps ensure a smooth and efficient process. Make sure all utilities (water, electricity, and gas) are turned on, and provide clear access to key areas such as the attic, electrical panel, HVAC system, water heater, and crawl spaces. Replace any burnt-out light bulbs, clear away clutter around major systems, and secure pets. Taking these simple steps allows your home inspector to perform a thorough evaluation and helps avoid delays in your inspection report.

Can I attend the home inspection?

Yes, you are encouraged to attend the home inspection. Being present gives you the opportunity to see potential issues firsthand and ask questions in real time. During the inspection, the home inspector will carefully examine the property and may point out areas of concern, explain how systems work, and offer maintenance tips. While not required, attending can provide valuable insight into the condition of the home.

What happens after the home inspection?

After the home inspection is finished, you will receive a detailed inspection report, typically within 24 hours. This report outlines the inspector’s findings, including any defects, safety hazards, or recommended repairs. Buyers can use this report to negotiate repairs or pricing, while homeowners can use it as a checklist for maintenance and improvements. A professional home inspection report provides clarity and peace of mind before moving forward.

What do I do with my home inspection report?

If your home inspection report identifies issues, review them carefully with your real estate agent and inspector. Focus on major concerns such as structural damage, roofing problems, electrical hazards, or plumbing leaks, especially those impacted by the coastal climate in San Diego. Sellers can choose to complete repairs ahead of closing to help justify or maintain their asking price, or adjust the home’s price accordingly based on the inspection findings. Many findings are normal, but understanding them helps you move forward with confidence. Buyers can request repairs, negotiate pricing, or adjust contract terms, and if significant repairs are needed, they may also request a price reduction.
